Service Areas

Serving Broward and Palm Beach

General Questions

What areas do you serve?

We manage residential properties throughout Broward County and Palm Beach County, including Fort Lauderdale, Hollywood, Pembroke Pines, Coral Springs, Boca Raton, West Palm Beach, Delray Beach, and surrounding communities.

What types of properties do you manage?

We specialize in residential properties — single-family homes, condos, townhomes, and small multi-family buildings (typically 1–4 units).

Are you licensed? Yes. We operate under Lokation Real Estate, a licensed Florida brokerage, ensuring all our services comply with state real estate regulations.

Fees & Pricing

How much do you charge?

Our management fees are competitive and transparent. We typically charge a percentage of monthly rent collected, plus a one-time leasing fee for tenant placement. Contact us for a customized quote based on your property.

Are there any hidden fees?

No. We believe in straightforward pricing. You'll know exactly what you're paying for before we sign any agreement.

Do I pay if the property is vacant?

No. We only charge a management fee when rent is collected. If there's no tenant, there's no management fee.

Tenant Placement

How do you find tenants?

We market your property across multiple platforms — Zillow, Apartments.com, MLS, Facebook Marketplace, and more. We also leverage our local network and signage when appropriate.

How do you screen tenants?

Every applicant goes through a comprehensive screening process: credit check, criminal background check, eviction history, employment and income verification, and landlord references. We don't cut corners.

How long does it take to fill a vacancy?

It depends on the property, location, and rental price, but most properties are leased quickly when priced correctly. Properties in HOAs can take up to 30 days for HOA approval.

Maintenance & Repairs

How are maintenance requests handled?

Tenants submit requests through our system. We assess the issue, dispatch a vetted vendor, and keep you informed. For emergencies, we have 24/7 response in place.

Do I approve repairs?

You set an approval threshold. We handle anything below it without bothering you and consult you on larger expenses.

Do you use licensed contractors?

Yes. We work only with licensed, insured vendors we've vetted personally.

Rent Collection & Finances

How do tenants pay rent?

Tenants pay online through our system. It's convenient for them and means faster deposits for you.

When do I get paid?

Owner disbursements are processed monthly, deposited directly into your bank account.

What reports will I receive?

You'll receive a monthly statement showing all income, expenses, and net proceeds. You also get access to an online owner portal where you can view documents anytime.

Lease & Legal Questions

Who handles the lease?

We prepare Florida-compliant lease agreements that protect your interests. We handle execution, renewals, and any amendments.

What if a tenant doesn't pay rent?

We follow up immediately on late payments and enforce late fees per the lease. If the situation escalates, we handle the legal notice process and coordinate with attorneys for eviction proceedings.

What if I need to evict a tenant?

We manage the entire process — preparing and serving notices, coordinating with landlord-tenant attorneys, attending court if necessary, and recovering the property once possession is granted.

Getting Started

How do I get started?

Contact us for a free, no-obligation quote. We'll discuss your property, your goals, and how we can help. Once you're ready, we'll handle the onboarding and get your property rent-ready.

Can I switch from another property manager?

Absolutely. We make the transition as smooth as possible, coordinating with your current manager to transfer leases, deposits, and documentation.

What if I want to sell my property later?

Since we operate under a licensed real estate brokerage, we can also assist with listing and selling your property when the time comes.
