Domenico began his real estate career in 2000 as an REO asset manager, overseeing distressed property portfolios at both national and local levels. For 16 years, he navigated complex transactions, tight timelines, and high-stakes decisions — developing the systems-oriented mindset and problem-solving skills that define his work today.

In 2016, Domenico became a licensed Florida Realtor, expanding his expertise into direct client representation. He has worked as a listing agent specializing in REO properties, probate sales, and luxury real estate. In 2020, he added property management to his practice, combining his deep transactional knowledge with hands-on asset oversight.

Domenico holds an MBA from Regis University (2008) and proudly served in the U.S. Army, where he learned the values of discipline, integrity, and service that continue to guide his business today.

How much do you charge?

Are there any hidden fees?

Do I pay if the property is vacant?

How do you find tenants?

We market your property across multiple platforms — Zillow, Apartments.com, MLS, Facebook Marketplace, and more. We also leverage our local network and signage when appropriate.

How do you screen tenants?

Every applicant goes through a comprehensive screening process: credit check, criminal background check, eviction history, employment and income verification, and landlord references. We don't cut corners.

How long does it take to fill a vacancy?

It depends on the property, location, and rental price, but most properties are leased quickly when priced correctly. Properties in HOAs can take up to 30 days for HOA approval.

Maintenance & Repairs

How are maintenance requests handled?

Tenants submit requests through our system. We assess the issue, dispatch a vetted vendor, and keep you informed. For emergencies, we have 24/7 response in place.

Do I approve repairs?

You set an approval threshold. We handle anything below it without bothering you and consult you on larger expenses.

Do you use licensed contractors?

Yes. We work only with licensed, insured vendors we've vetted personally.

Rent Collection & Finances

How do tenants pay rent?

Tenants pay online through our system. It's convenient for them and means faster deposits for you.

When do I get paid?

Owner disbursements are processed monthly, deposited directly into your bank account.

What reports will I receive?

You'll receive a monthly statement showing all income, expenses, and net proceeds. You also get access to an online owner portal where you can view documents anytime.

Lease & Legal Questions

Who handles the lease?

We prepare Florida-compliant lease agreements that protect your interests. We handle execution, renewals, and any amendments.

What if a tenant doesn't pay rent?

We follow up immediately on late payments and enforce late fees per the lease. If the situation escalates, we handle the legal notice process and coordinate with attorneys for eviction proceedings.

What if I need to evict a tenant?
